Only a small amount of the existing structure will remain and be laden with mold and substandard materials. 2. The existing structure will require too much to make square, straight and plumb. 3. The existing structure would be in the way and would prevent machine demolition, which is more cost effective. Another change discussed is capping all existing slabs with one new 4" thick slab. Reasons for this change. 1. There are multiple slabs from previous additions or changes to the house. These slabs have different thicknesses and elevations. 2. The is a large crack between to slab sections from a former addition. A new cap will bridge the crack and seal the slab below(This a concern expressed by Hans).

Work Completed or Work in Progress notes: The building permit was picked up from The Town of Hilton Head. The building permit was then picked up from SeaPines plantation. The Palmetto Utility Protection Service was scheduled on-line 4/23. The Utility location and stakeout will take 3 working days. Digging work can begin on the 4/27.

Work Completed or Work in Progress notes:
Meetings were held with two prospective Landscape Architects to meet the Abbink’s and discuss a potential working relationship.
Attendees from the project team were;Opal and Hans Abbink, Terry Rosser, Linda Conklin, and Nathan Klein.
Tuesday April 21st at 414c Baynard Cove Club 1:10pm to 4:05 pm Some Items that were discussed with the entire team and both Landscape Architects that will be consequential:
• All the existing plants and bushes will be removed from the property, with the exception of plantings that are attached to the walls, the bamboo, and anything with in the OCRM 20’ setback. (The face of the bulkhead being the OCRM line).
• The water feature shown on the plans will be a fountain out front. They would like to use and existing fountain from their current home, if possible. The Abbink’s have agreed to make it accessible for viewing and measurements.
• It was discussed and is evident from the stakeout of the house, that equipment access around the house is very limited. The rear and right side cannot be accessed past Opal’s new office. This work will have to be completed with scaffolding and hand moving of materials.
• The large bushes, that have grown as large as trees, need to be removed if they are within the property. The bush closest to the house provides a great deal of shade to the neighbors, so its removal will be consequential to the neighbors. Opal is going to discuss this with Sandy Caswell (her neighbor 413C) and at least give her a heads up and see how she feels about it being removed. The other bush near the parking lot is on the Caswell’s property so the limb will need to be removed that encroaches the property. Opal will be discussing this with the Caswell’s.
• There are two pine trees and a cherry tree that are with-in the OCRM setback that have not been approved for removal, but the Abbink’s would like to have them considered for removal. This would require a review from The Town of Hilton Head. It was discussed that there would be a potential requirement to either plant new specimen trees or provide new trees to the SeaPines tree bank. It was decided to have a tree company look at the trees and provide an arborists opinion as what to do with the trees. The tree removal company and/or arborist would help coordinate the approvals and permitting with the Town and SeaPines. • Opal mentioned that Baynard Cove Club will be doing renovations on their Tennis Courts and Pool Area. A sketch that she saw had a stone sidewalk going from the Tennis area to the Park. Opal will provide a sketch as there may be consideration that can be made to benefit the Abbink’s and the Baynard Cove Club.
• There was a discussion about leaving the wood decking that is in the OCRM setback and adding wood elements throughout the Hardscapes to tie it in with the overall design.
• The large planting pots will be stored at the edge of the property out of harms way during the construction.
• Hans Abbink would like to have a refrigerator in the Garage. Terry Rosser will coordinate a space for it in the garage design. Meeting with Patrick Rooney:
• Introductions were made and the basic scope of work for the project was discussed.
• Patrick explained how he typically functions with providing a design and getting the design approved by The SeaPines Architectural Review Board and presenting it to the Town Of Hilton Head.
• Patrick explained that he is not responsible for the installation, but could help provide names of Landscape companies for the planting and maintenance.
• Patrick will make arrangements to visit their current home to see Opals current landscape and view the fountains.
• The Abbink’s will be provided with a proposal for his services. Meeting with Alan Glassberg:
• Introductions were made and the basic scope of work for the project was discussed.
• Alan presented some preliminary design Ideas that he had worked on prior to the meeting.
• Alan discussed the front entry, water feature locations, and a curved bench.
• There was a discussion of the trees being removed in the OCRM setback area and Alan’s opinion. Alan expressed a concern for the vulnerability of pine trees and lightning strikes jumping to the house. Alan also discussed cherry trees and the debris problems that plague these particular trees throughout the year.
• It was decided to have a tree company look at the trees and provide an arborists opinion as what to do with the trees. The tree removal company and/or arborist would help coordinate the approvals and permitting with the Town and SeaPines.
• Alan felt like he could come up with a workable design that would allow the Abbink’s to keep the wood deck and incorporate it into the overall design. Since the wood deck is in the OCRM setback it can remain undisturbed, bit cannot be replaced. If the Abbink’s remove the deck it would have to return to a native area. The Abbink’s will await a preliminary design to decide.
• There was a discussion of the how to proceed with the approval process. Alan is proposing that a preliminary design be presented to the Town and SeaPines that incorporates all the Abbink’s wishes. Adjustments can be made from their feedback allowing the final design and approval to proceed expeditiously.
• Alan will provide a proposal for his services. He too discussed being a Landscape Architect that would provide a design, help coordinate the approvals, and provide names of Landscaping Companies. Please forward any additions or corrections to these notes that may have be overlooked or need clarification.
